Property Maintenance Technician

Reports To: Facilities Lead

Location: Rhode Island

Schedule: Monday-Friday, 9:00 a.m. - 5:00 p.m.

Status: Full-Time | Non-Exempt

Compensation: Starting at $25- $28hour, commensurate with experience.

You'll work independently throughout Rhode Island while partnering closely with Property Management, Operations, contractors, and vendors to keep our residential communities operating at their best.

What You'll Do

No two days look exactly the same, and that's exactly what makes this role rewarding.

You'll spend your time:

Property Maintenance & Repairs

       Performing drywall installation and repair

       Interior and exterior painting

       Bathroom fixture replacement and repairs

       Minor plumbing repairs

       Minor electrical troubleshooting

       Carpentry and finish work

       Door, lock, and hardware repairs

       Cabinet and countertop repairs

       Flooring repairs and replacement

       Window and screen repairs

       Appliance installation and replacement

       Furniture assembly and installation

       Caulking and weatherproofing

Unit Turnovers

       Preparing apartments for new residents

       Completing punch list items

       Painting and patching walls

       Replacing damaged fixtures

       Deep cleaning as needed

       Conducting final quality inspections

       Ensuring every apartment is clean, safe, and move-in ready

Preventative Maintenance

       Conducting routine property inspections

       Identifying maintenance concerns before they become larger issues

       Monitoring building systems

       Reporting safety concerns

       Inspecting common areas

       Assisting with seasonal preventative maintenance

Grounds & Exterior Maintenance

       Mowing and trimming

       Removing litter and debris

       Maintaining walkways and entrances

       Assisting with snow and ice removal

       Performing seasonal exterior maintenance

Emergency Maintenance

       Participating in a rotating on-call schedule

       Responding to emergency maintenance requests

       Assessing maintenance issues

       Coordinating vendors when necessary

       Responding on-site when immediate action is required

Daily Operations

       Traveling throughout Rhode Island between multiple properties

       Completing work orders accurately and on time

       Documenting completed work within agency systems

       Maintaining tools and equipment

       Communicating proactively with supervisors

       Providing exceptional customer service to residents and coworkers

       Respecting confidentiality while working in occupied homes

What You'll Be Bringing

Must-Haves

       High school diploma or GED

       Five (5) or more years of verifiable residential or property maintenance experience

       Experience performing repairs across multiple trades

       Valid driver's license and reliable personal vehicle (company vehicles are not provided)

       Ability to work independently while managing multiple priorities

       Comfortable using smartphones, tablets, Google Workspace, and Buildium

       Ability to lift and carry up to 50 pounds

       Ability to bend, kneel, climb stairs, and occasionally climb ladders

       Ability to safely navigate occupied residential properties and construction environments

       Ability to work indoors and outdoors in varying weather conditions

Nice to Have

       OSHA 10 or OSHA 30 Certification

       EPA Lead-Safe Renovation (RRP) Certification

       Lead Abatement Certification

       HVAC experience

       Electrical, plumbing, or carpentry certifications

       Affordable housing or nonprofit property maintenance experience

       Bilingual English/Spanish

The Details

       Full-time, Monday through Friday, typically 9:00 a.m. – 5:00 p.m.

       Daily travel throughout Rhode Island is required.

       Reliable personal vehicle required.

       Participation in a rotating after-hours and weekend on-call schedule.

       While many calls can be resolved remotely, some emergencies require responding to a property outside normal business hours.
